- Bookings require a deposit of 30% of the rental. Provisional
reservations are accepted and must be confirmed by our receipt
of a deposit as above within 5 working days. Provisional reservations
will be cancelled after such time without further reference.
If the reservation is made within 6 weeks of arrival the full
amount plus security deposit is payable immediately. Bed Linen
is available, on request (see booking form) at no additional
cost.
- A security deposit of £150.00 is payable with the final balance
(except for the Christmas and New Year breaks when a deposit
of £200 is required). If no breakage's, losses or damage occur,
and no extra cleaning is required, the full balance will be
returned to the Hirer within 14 days of the completion of the
holiday.
- On receipt of the confirmation of booking the Hirer should
check the details immediately, as errors may not be rectified
later.
- Unless otherwise advised in writing, the property will be
available from 2.00 p.m. on the day of arrival and should be
vacated no later than 10.00 a.m. on the day of departure, otherwise
an additional day's rental may be due.
- The property may only be used for holiday purposes and the
number of occupiers must not exceed the number referred to on
the booking form. We reserve the right to take repossession
of the property, without notice and without refund, if the number
of occupiers is exceeded, or if in our opinion any party acts
in a way which is prejudicial to the well being and comfort
of neighbours or causes damage to the property.
- The Owner of the property can accept responsibility neither
for work taking place outside the boundary of the property nor
for any noise or nuisance arising from works over which the
Owner has no control.
- Details of all persons to be accommodated must be notified
at the time of booking (see form) and any subsequent alterations
must be notified in writing. Bookings by single sex parties
will not be accepted. The Hirer must be a member of the party
occupying the property.
- No pets are allowed in the property and Guests are asked
to refrain from smoking inside the property.
- The Hirer is responsible for keeping the property and its
contents in good condition during the period of the let and
for leaving the property in a clean and tidy condition. Neither
the Hirer nor his guests will cause any annoyance or become
a nuisance to tenants or occupants of adjoining premises.
- The property, and its fixtures and fittings, must be cleaned
by the Hirer prior to departure ready for the incoming tenant.
The Hirer is responsible for any damage or breakages during
the period of occupancy. No furniture, furnishing, bedding or
equipment may be taken outside the boundaries of the property.
Any breakages, losses, repairs or additional cleaning charges
(if the property is left in an unsatisfactory condition) will
be billed to the Hirer and deducted from the security deposit.
- If the Hirer wishes to cancel for whatever reason they must
do so in writing as soon as practicable but will be liable for
the full amount due unless the Owners are able to re-let the
property when a refund will be made less any losses or expenses
incurred in re-letting. It is a matter for the Hirer to take
out holiday cancellation insurance.
- Neither the property owner nor the agent shall be held responsible
for any accident, loss or damage, which may be sustained by
the tenant, member of his party, or visitor, to their property,
however caused. The Hirer or other occupiers shall not be entitled
to claim against the Owner in respect of any loss or damage
howsoever caused.
- The Hirer must notify the Owner as soon as possible of any
complaints, or within 5 days of the end of the holiday time
period. The Owners are unable to resolve complaints beyond this
period.
- All bookings are accepted at the discretion of the property
owner and agent. Any dispute arising from the booking shall
be between the Owners and the Hirer and dealt with in accordance
with English Law.
- The tenancy created by this agreement is a Holiday Let within
paragraph 9 of Part 1 to Schedule 1 of the Housing Act 1988.
